Buying a new property - write a business plan

Currently renting a house (1) am thinking of moving to my own apartment and pay a mortgage instead of paying the landlord (2) finance another apartment to rent out as an investment. Looking for a freelancer to write a feasibility study, a model that can help me decide the best option among the available scenarios, ideal options on the long run, short term …etc. has to draft an excel sheet for example which should have all the necessary data/information that can be easily understood in terms of the payments, bank interests, brokers commission, government fees and other important elements. the successful freelancer is expected to ask me the right questions and collect all necessary data from me in order to present me with the right study. Required skills: business study, accounting, finance/banking background, mortgage understanding, real estate.
