We have a 3 bedroom flat on 4th seaward road thiruvanmiyur, Chennai and have purchased an adjoining 3 bedroom flat . The location is Pradeep Somani / Sangeeta Somani 8 , Coral Bay , 4th Seaward Road , Valmiki Nagar Thiruvanmiyur , Chennai 600041 Google Maps link X7H8+X6 Chennai, Tamil Nadu We wish to combine the 2 flats The combined size is about 3500 sq. ft. We will like to reach consensus during the lockdown and start the work after that Please advise your interest in the same. Points to be considered · The property is sea facing and therefore plan has to highlight and take best advantage of the sea face · The current sea face is about 12’ , but the combined sea face can become about three times · While the sea and the sea breeze is lovely , a morning period i.e. about 8 am to 11 am when the sun is in the east , it shines into the sea and directly into the flat making the brightness and glare sometimes unbearable which has to be considered while planning. · We do not have mosquitos in this area so open area sitting is possible · The area of the Pooja is very dear and central for us. · We currently live in an ethnic style with a lot of antique wooden furniture . We would like to maintain a similar style of living . However the kitchen and the bathroom can be modern · The property has 2 floors and 4 flats (we own both the flats of the 2nd floor , the planning can consider using the common area of the Terrence effectively) · The Vaastu of the current flat from experience seems good. We therefore do not want to change the entrance, master bedroom and the kitchen. · There are only 3 permanent family members who reside here . Therefore the space acquired is to make the living more luxurious. · Of the 6 current bedrooms , the thought process currently is to have o Master bedroom o Mothers bedroom ( as to be adjoining the master bedroom ) o Sons bedroom ( who lives in Mumbai ) o Guest room o Extra room … could be a combination of home office , hobby · Currently the in-house servants use the toilet on the ground floor . We wish accommodation is considered in the planning · The combined hall ( both flats considered ) will be about 800 sq ft . The Air Conditioning challenge will have to be considered. · Since we are on the seafront , corrosion is a reality and has to be kept in mind. · We will like to minimise expenses where ever possible eg o We do not want the entire flooring changed , where required only but still retaining aesthetics o No major changes in bathroom expect adding basin counters , shower cubicles and storage space o The current false ceiling of SF1 hall is not acceptable and has to be reconsidered. Considering the above requirements we suggest as follows · The entrance of the house will remain from SF2. · The master bedroom shall remain in SF2 but has to be combined with an adjacent room to make a larger master bedroom. · The kitchen shall remain in SF2 but has to be combined with an adjacent bathroom to make a bigger kitchen with the storeroom attached. · The kitchen wall from SF1 has to be dismantled to combine SF1 and SF2. If necessary we can spare about 3 ft ( until the window ) from the adjoining bedroom · The Pooja becomes a part of the combined hall , and the lord faces the west . · All 3 bedrooms from SF1 will remain as it is. · The balcony on the north east side is combines on the north side with the room leaving only east ward balcony · We can explore the possibility of the lift having dual doors and also opening directly into the flat at a later stage. Once there is consensus on broad guidelines we will get it approved by our Vaastu advisor also.
