Modifications needed for current PHP, realtor CMS website.

I already have a site built in PHP with backend administration CMS for a realtor website. I need a simple addition built where Clients can create an account, or have one created for them, can log in, and documents and pdf's, can be placed into Clients profile for viewing/printing, and notes can be written, etc. Need a notification system built in, that will email client when new documents have been added to profile, or when changes have been made. Need to be able to add link to property that is listed on the site as well. Master Admin needs to have control over what documents are placed/edited/deleted into Clients profile. This can either exist within the current CMS, or live independently on the server. Also... Need system developed where ADMIN can select from properties that are listed on site, and system will pull info into an HTML formatted email for an email list. Want this to be as easy as possible, where client can pick 1, or multiple properties that are already listed on site, and it will automatically drop them into an HTML template, and the code can be saved, and copied and pasted into an email. I do not want a whole new system built unless it is absolutely necessary. Prefer someone in US or canada. I am a design company, and this is for a current client of mine, and can lead to other projects.
