Floor plan placement

This is a great opportunity for promotion, as these are apartments for short term renting, with a high people turnover, if you give me a fair price and an amazing plan I can put your name in both apartments with an instagram or freelancer link as a designer! I have a 85m2 (including balcony) apartment that is going to be renovated. It is now separated into two small 40m2 apartments. I need the FLOOR PLAN FOR 2 small luxury apartments (40m2+ 3m2 balcony each). I want them to have a 2 man hot tub and a small two sitter hot-tub each. The design can be completely open space (except for the toilet) Or if you don't think we can fit everything I would like in both apartments, maybe make one of them bigger, and one smaller? They will be fully renovated, and the walls can be readjusted (except for the supporting pillars), however toilet spaces can't be moved, and the design needs to be somewhat compliant with the water inlet and outlet as this is an apartment building and the hot tub, kitchen, shower, tap can't be more than a few meters from the current kitchen or toilet water outlet because of the free fall that the outlet pipes needs to have. The view is amazing, so I would go for window bars instead of tables (saves space as well). I would like an open design so the space doesn’t look that small, basically with the hot tub in the middle of the space (close to some water inlet and outlet. Think really modern and luxurious and space saving so it doesn't look too crowded. Think luxurious, but easy for maintenance (easy to wipe surfaces and durable materials etc.), since they are going to be rented on airbnb and booking. I want the best Airbnb apartments out there. If you design and develop it for the right price, and I am satisfied I will leave a “designed by” picture on the wall with your information in both apartments! I want the design to be perfect for short term to mid-term stays, so not too many and too big closets, great multimedia (projectors in the living room instead of TVs). A small kitchen, maybe go for a fold-able sofa bed in the living room in the bigger apartment so it can fit 4 people for a few days? First off, based on the floor plan I have attached I want floor plan ideas. If you want, provide a floor plan idea and if I like it, and I like your portfolio we will talk further. You will be provided with detailed measurements, detailed photos and videos and a detailed description about every small detail in the apartment. I will also provide photos and links from apartments I like and styles I like, or you can suggest something. I will tell you my wishes after you tell me your ideas, since I don’t want to influence you since you are the creative one, and may think of something way better than me! I want you to tell me if you are an architect or a graphic designer! I want you to tell me if you will just draw a nice design and I will need an architect to calculate everything else, or you will provide a full design with furniture development so I can just find workers and do the project!!! I don’t mind if you just draw a design, just please specify that since the price would be different!
